PRE-DESIGN CONSULTATION
  1. Top-line Consult -- 1-2 hours, $300. Have a one-on-one conversation with principal Kevin Baxter via phone or Zoom to talk through your project, idea, or ask questions regarding the process as well as other logistics specifically tailored to your project. 
  2. Top-line On-Site Consul -- half day, $500. Meet principal Kevin Baxter onsite of your project to talk through all the details of what you hope to do and how you hope to do it. 
  3. Long-term Concept Planning and Project Consultin -- full day, $1000. This package is designed specifically for clients who have an abstract idea that needs ongoing discussion/development/recon to move it to the project phase. We can even arrange day-long charettes to help organizations brainstorm and manifest their immediate and long-term goals and dreams.
  4. Pre-Design Phase -- $100/hr. Following our initial discussions by phone, zoom, or in person, we will facilitate a brainstorming session to identify opportunities and challenges. This collaborative dialogue will clarify your project goals, allowing us to deliver a conceptual design package that leads to comprehensive architectural services.


DESIGN PROCESS

Once the pre-design phase is complete, we can organize your project according to the most time-tested project management strategies to ensure a successful execution through all phases of design, engineering, consultant coordination, and construction.
  • Schematic Design: this phase synthesizes concepts and parameters set out by the client or established by us together in the pre-design phase. The project is given form and organization and options are examined to best accomplish pragmatic and aspirational goals.
  • Design Development: we begin engineering and testing by bringing on board the best consultants in the business to establish a working design proposal. Cost estimating is a part of this phase and we always recommend establishing an integrated design and building team to test the design for cost and feasibility.
  • Construction Documents: detailing is the key to this phase, both large scale structural and systems detailing, as well as fine-grain detailing of everything we will build, from kitchen cabinet details, to stair and raiings, to windows and doors, to state-of-the-art heating/cooling and ventilation systems, everything has to come together to reinforce the original concepts and principles of the project. 
  • Bidding: we strongly recommend all our clients to forgo a traditional Bidding and Negotiation phase in favor of an integrated team approach, often referred to as design-build. It is much easier to understand costs if everyone involved in the project’s execution is included in the design process and therefore has a more intimate and detailed understanding of how to best execute the project.
  • Construction Administration: we work closely with the build team to ensure the design is accurately built and any cost-savings or efficiency revisions that may arise are executed to maintain the project’s integrity and actually improve the outcome.
