PRE-DESIGN PROCESS
- Master Planning: We walk through the various project goals, ideas, dreams, in whatever level of incubation they may be, and begin to prioritize goals and brainstorm strategies for each aspect of the future project(s). This can lead to written and graphic documents that consolidate your ideas into one cohesive implementation strategy. We can also delineate site planning strategies, zoning restrictions (and opportunities), building code constraints, and rough cost estimates.
DESIGN PROCESS
- Schematic Design: this phase synthesizes concepts and parameters set out by the client or established by us together in the pre-design phase. The project is given form and organization and options are examined to best accomplish pragmatic and aspirational goals.
- Design Development: we begin engineering and testing by bringing on board the best consultants in the business to establish a working design proposal. Cost estimating is a part of this phase and we always recommend establishing an integrated design and building team to test the design for cost and feasibility.
- Construction Documents: detailing is the key to this phase, both large scale structural and systems detailing, as well as fine-grain detailing of everything we will build, from kitchen cabinet details, to stair and raiings, to windows and doors, to state-of-the-art heating/cooling and ventilation systems, everything has to come together to reinforce the original concepts and principles of the project.
- Bidding: we strongly recommend all our clients to forgo a traditional Bidding and Negotiation phase in favor of an integrated team approach, often referred to as design-build. It is much easier to understand costs if everyone involved in the project’s execution is included in the design process and therefore has a more intimate and detailed understanding of how to best execute the project.
- Construction Administration: we work closely with the build team to ensure the design is accurately built and any cost-savings or efficiency revisions that may arise are executed to maintain the project’s integrity and actually improve the outcome.
